One Cookie House Template, So Many Holiday Ideas
What started as one Christmas sugar cookie gingerbread house has turned into one of my favorite holiday traditions. I use the same basic cookie house template throughout the year, then change the colors, decorations and sometimes even the cookie dough to fit the season.
I’ve made sugar cookie houses for Christmas, Valentine’s Day, St. Patrick’s Day and Easter—and for Halloween, I switched things up completely and made a chocolate haunted cookie house. This page collects all of my cookie house ideas in one place so you can find a design you love and make it your own.
Want to make your own cookie house?
If you love the tradition of decorating gingerbread houses but want something different, these cookie houses are an easy gingerbread house alternative. Most of mine use sugar cookie dough, and my Halloween version uses chocolate cookie dough.

Why I Make Cookie Houses Instead of Traditional Gingerbread
I originally started making sugar cookie houses because I love decorating gingerbread houses—but I prefer eating sugar cookies! Since then, I've kept experimenting with the same basic house shape, changing the dough and decorations for different holidays.
The basic structure stays the same, but you can change the windows, doors, frosting colors and decorations for each holiday. Check out my favorite Sugar Cookie Houses Pinterest board for design ideas!
Why families love a sugar cookie house:
✔️ Softer cookies that are actually edible (YUM 😋)
✔️ No molasses or heavy spices required — just pantry staples
✔️ Easier dough to roll and bake evenly
✔️ Sturdier structure with buttercream “glue”
✔️ Works for multiple holidays — not just Christmas
If you’ve ever struggled with rock-hard gingerbread, broken walls, or icing that won’t hold, sugar cookies are a total game changer.
I use the same simple template and base dough for Christmas, Valentine’s Day, St. Patrick’s Day, Easter, and beyond. Once you learn the method, you can decorate it any way you want.
It’s less stress.
More creativity.
And way more fun to eat..

Sugar Cookie Dough with Sprinkles
Sugar Cookie House Dough Basics
A good sugar cookie house dough should be:
Firm but not dry
Rolled evenly
Baked until set (not browned)
💡 Tip: Chill the dough before cutting shapes to prevent spreading.
You’ll find exact measurements and baking times inside each seasonal tutorial below.

All of my house designs use the same basic building method: bake and decorate the pieces flat, let the frosting set, assemble the walls, then add the roof.

Free Printable Sugar Cookie House Template
You don't need a different structural template for every holiday. I use the same basic house template for my Christmas, Valentine’s Day, St. Patrick’s Day and Easter houses, then change the details and decorations.
I even used the same template for my chocolate Halloween house—the dough changed, but the basic house shape didn't.

🐰 Easter Sugar Cookie House Ideas
Spring is the perfect time to build a sugar cookie house. Instead of traditional gingerbread, decorate your cottage with:
Piped buttercream grass
Jelly bean eggs
Pastel icing details
A simple bunny silhouette
Tiny candy “tulips”
For Easter, the house becomes a spring cottage with pastel buttercream, jelly bean eggs, piped grass and a bunny detail. Again, the basic structure stays the same—the decorations do all the work..

🎃 Chocolate Halloween Cookie House
🎃 Chocolate Halloween Cookie House
Halloween was the first time I changed more than just the decorations. Instead of using my usual sugar cookie dough, I adapted it into a chocolate cookie dough so the house itself would create a dark Halloween backdrop—without needing tons of black frosting.
I still used the same basic cookie house template, then decorated it with purple, orange and green buttercream, 3-D frosting pumpkins and a friendly ghost for a cute, not-too-spooky haunted house.

More Creative Cookie House Ideas
You don't have to tie a cookie house to a holiday, either. I've also used cookie dough for character-inspired houses and playful builds based on things my kids love.

Creative Sugar Cookie Builds for Kids
Sugar cookie houses don’t have to look like houses at all. One of our favorite kid-friendly builds was a sugar cookie truck, which was just as fun to decorate and even easier for little hands to work on. Flat shapes, bold outlines, and simple details make vehicle-style cookie builds a great option for younger kids who want to jump straight into decorating.
👉 This is a great example of how sugar cookie dough can be used for creative, kid-approved designs beyond traditional houses.
Also, add The Trucks that Saved Christmas to your collection!
Wondering what icing I use? I usually decorate and assemble my houses with a thick buttercream because we plan to eat them. See my full recipe and building tips in the Sugar Cookie Gingerbread House tutorial.
Kids Sugar Cookie Houses
Making Sugar Cookie Houses with Kids
If I'm doing this with little kids, I handle most of the baking and construction and let them take over once the structure is stable. Pre-baking the pieces and decorating them flat makes the activity much easier.
Bake the pieces ahead of time
Let adults handle the main assembly
Give kids frosting, sprinkles and candy once the structure is stable
Don't aim for perfection

Which Cookie House Should You Make First?
If you've never built one before, I'd start with the original Christmas sugar cookie house because the recipe and full assembly instructions are all there. Once you've made the basic structure, it's surprisingly easy to start imagining new versions for every holiday.
Use the same template for a pink Valentine's house, turn it into a leprechaun trap for St. Patrick's Day, create a pastel Easter cottage—or switch the dough entirely and make a chocolate haunted house for Halloween.
And apparently I'm not finished yet. Perfecting a 3-D Christmas cookie truck is next on my list!
